Clever Conveyancing is a small boutique conveyancing firm located at Moonee Beach on the northern beaches of Coffs Harbour. We opened on 1st April 2004 and are excited to be celebrating our 15th anniversary on 1st April, 2019. Susan was the 1st conveyancer on the northern beaches of Coffs Harbour.

At Clever Conveyancing our clients come FIRST – we provide up to date advice and quality service to our clients so as to make the whole property transfer transaction smooth, and stress free. We offer personalised friendly service at a very competitive price!

Our principal is Susan MacAskill, who has over 35+ years of conveyancing. Susan qualified as a Licensed Conveyancer in 1999 at Macquarie University and holds a Diploma in Conveyancing Law and Practice. Susan is a Certified Practising Conveyancer and is also a member of the Australian Institute of Conveyancers with full Professional Indemnity Insurance. Susan is also a Justice of the Peace and certified PEXA subscriber – PEXA being the electronic settlement platform. Conveyancing today is transitioning to mandatory electronic settlements – at present 90% of settlements are done via PEXA and come the 1st July 2019 every single settlement in NSW will be effected electronically. Susan was also the first legal practitioner to effect simultaneous sale and purchase settlement via PEXA in the Coffs Harbour area.

Susan is ably assisted by Sarah Shea, a competent paralegal who has completed the Law Society of NSW Conveyancing Procedures of Support Staff Certificate in 2015 and is competent in preparing sales Contracts, liasing with Conveyancers/Solicitors/Real Estate Agents on behalf of our clients to process their sale or purchase of a property in NSW. Sarah also carries out electronic stamping, ordering searches and enquiries. Sarah also has good knowledge of the PEXA electronic settlement platform.

Clever Conveyancing is open 9 – 5 Monday to Friday. However if our clients are unable to attend our office during those hours then we can make arrangements to either see our clients before or after work or see our clients at their own home.

If you are selling – either houses, units or apartments, vacant land, or large rural properties, we can advise you on what needs to be disclosed and attached to your sales Contract. We will prepare the Contract and forward it promptly to your appointed agent. Clever Conveyancing will guide you through the process – again keeping it as stress free as possible for you, the Vendor. We will organise Discharge of your Mortgage over the property (if applicable) so that all required paperwork and authorities are in place so settlement will take place by the due date with nothing missed or overlooked which could cause your settlement to be delayed.

Whether you are buying or selling, Clever Conveyancing can advise you on VOI – Verification of Identity. From 1st May 2016, NSW has new identity verification rules which require legal practitioners to verify the identity of our clients to ensure that they have the authority to sell their land or to confirm their identity for their purchase of land.
